Pre Purchase Surveys.

Davisons Palmer Lim offer three type of pre purchase survey for residential property. Each is described in detail via the links to the left.

In brief they are;

The Homebuyers Survey & Valuation.

This is an economy report in a standard format suitable for conventionally constructed houses and flats which are in apparent good condition and less than 150 years old. It includes an open market valuation and an insurance rebuilding cost valuation.

The Traditional Building Survey.

Sometimes called a "Full Building Survey" or "Full Structural Survey", this is suitable for any property regardless of its form of construction, age or condition. The completed report is posted to you and is text based. It does not include any valuation, it does not include floor plans, and it does not include any estimate of the costs of repairs needed, although any of these things can be included at additional cost.

The Clear Building Survey.

This is our premium product and is available in different formats depending upon your needs. It comes in ‘Full Building Survey’, ‘Structure Only’ or ‘Specific Defect’ Survey formats and is prepared by a surveyor using the latest in information technology. It can only be purchased on-line here

Residential Valuations!

  • Valuation

A valuation is an inspection carried out on behalf of your mortgage lender to determine the amount and terms of a mortgage offer. Your mortgage lender will probably ask you to pay for the valuation and will send you a copy of the report.

A valuation is not a survey. It’s a limited inspection to identify problems that affect the security of your mortgage lender’s loan. A property can have defects that are critical to a prospective buyer, but are not of concern to the mortgage lender and therefore won’t appear in a valuation report. That’s why you should not just rely on the information provided by a valuation when deciding whether or not to purchase a property.

We do not undertake valuations except as part of a survey.
