Purchase/Lease Surveys.
Whether you are about to
purchase or lease commercial premises you should have a survey
undertaken. What you may need the surveyor to report on will
depend upon whether you are buying or leasing.
Since you will be
responsible for repairing and maintaining the building you
will want to know about any existing defects and the likely
costs of putting them right. But just as important you will
want to know whether there are any defects associated with
the type of building you are buying which may not be
apparent during the survey but may become apparent later.
Depending upon the use to
which you intend to put the building you may also need
advice on a range of related matters, the implications of
the Disability Discrimination Act and any works that may be
necessary to comply with it for example, and it is likely
that you will need to undertake a fire risk assessment to
comply with health and safety legislation.
It isn't possible to produce a definitive list here, but we
will help you decide what information and advice you need.
Only armed with the right
information can you know whether it is wise to proceed with
the purchase.
If you intend to lease you
will not only have to consider the matters that a purchaser
would, but these need to be related to the terms of the
lease. We would need to see the lease prior to survey.
