What is so
different about a Clear Building Survey?
Clear Building Survey takes the Building Survey on to a
new level of information reporting, providing a
comprehensive investigation of a property’s condition.
With Clear you can choose between a ‘Full Building
Survey’, ‘Structure Only’ or ‘Specific Defect’ Survey.
You will see what is covered in each when you
obtain a quotation and by viewing a
sample survey. You get what the name suggests, a
clearly understood, detailed report on the home you want

What is a
‘Specific Defect’ Survey?
A Specific Defect Survey is where you ask the surveyor
to focus on one or a number of specific issues or
defects in the property, such as a gaping crack or a
sagging roof?
Does the survey include a mortgage
valuation?
No. Clear Building Survey does not include a mortgage
valuation. If you are arranging a mortgage, your lender
will instruct their own valuer to do a mortgage
valuation, in assessing the property as security for
their loan. Unlike a mortgage valuation, Clear is
undertaken on your behalf and represents a comprehensive
survey of the buildings condition..
Can I get an
‘open market’ valuation?
Yes, for an additional fee, we can arrange an open
market valuation for you. This will also include a
minimum reinstatement value for buildings insurance
purposes.
Who will carry
out my survey?
One of a hand picked team of very experienced,
specialist Chartered Surveyors, trained and tested in
their skills in analysing buildings. They are authorised
to operate the Clear Building Survey system in their
local area. Davisons Palmer Lim cover parts of London
and the Southern Home Counties, but other surveyors can
provide the service elsewhere.
How much does
it cost and how do I pay?
Depends on the type, age, value and size of the
property, which affects the time it takes to do the
inspection and prepare the report. You can get an
instant quote, free and without obligation by accessing

to book and buy your survey using a credit/debit card
online via the secure HSBC website. Alternatively you

How quickly can
you do the survey?
As soon as you order your survey, the surveyor covering
that area is emailed and they will make an appointment
to carry out the survey. The surveyor records their
findings using a tablet PC and digital camera and the
report is then uploaded to the our Website. Once the
Surveyor signs off the report it is immediately
available to you online. You will be sent updates by
email at every stage of the process.
What is
included?
Clear Building Survey is as detailed an investigation as
you would expect from the best traditional Building
Survey, examining each aspect of the property in a
logical progression. It then moves on to actually show
you the issues and defects, explaining them concisely in
plain English. It then moves on to also say, for any
defect that might be found, what repairs are needed,
when you should do them and best of all gives you an
indicative guide as to how much it might cost you to put
things right. Scale floor plans are built in at no extra
cost, to help you with planning your new home.
What does the
report look like?

Can I ask the
surveyor questions?
Yes, you will be able to ‘flag up’ areas of concern to
the surveyor in advance, when you place your order. Your
completed survey report will include the Surveyors
contact details, should you want to clarify any point in
the finished report. It is not an anonymous report. Our
surveyors want you to understand.
What if I
change my mind?
As long as you notify us more than a full working day
before the survey we will give you a full refund. See
